KNOWLEDGE BEFORE COMMITMENT
Your VA loan, without the guesswork.
A benefit built to open doors.
A VA-backed purchase loan is made by a private lender, with a portion guaranteed by VA. Start with the fundamentals.
Read the official VA overview ↗A down payment may not be needed.
Eligibility, lender requirements, entitlement, and the home’s appraised value affect your options.
No monthly private mortgage insurance.
VA-backed loans don’t require PMI. Compare the full payment, including taxes and insurance.
Your COE is a starting point.
A Certificate of Eligibility confirms benefit eligibility. Lender approval is a separate step.
No down payment doesn’t mean no costs.
A useful plan looks beyond the purchase price. Ask your lender for a Loan Estimate and a breakdown of cash needed at closing.
Review official VA costs and fees ↗Plan for cash to close.
Closing charges and prepaid expenses still matter. Seller credits may help if negotiated.
Check your funding fee status.
A one-time VA funding fee may apply. Certain borrowers, including qualifying disability-compensation recipients, are exempt.
Build a complete monthly budget.
Include principal, interest, taxes, insurance, any HOA dues, and ongoing maintenance.

A starting point for learning, not a determination of eligibility or loan approval. Rules and individual circumstances vary.
Do I have to be ready to buy?
No. Start learning at any stage. VRES is here to help you understand your options; you choose when to ask for an agent or lender.
Does my military connection mean I’m eligible?
Eligibility depends on qualifying service or surviving-spouse criteria. A family connection alone doesn’t establish eligibility. Review VA’s rules and request a COE; your lender separately reviews your loan application.
Check VA’s eligibility information ↗Is a COE the same as preapproval?
No. A COE documents eligibility for the benefit. Preapproval involves a lender’s review of your finances and is still subject to conditions and final underwriting.
Learn how to request a COE ↗Is a VA appraisal a home inspection?
No. An appraisal addresses value and basic property requirements. A separate home inspection can help identify condition and maintenance issues.
What happens after I request help here?
Your request is saved for VRES to review. John can use your location, timing, and requested help to coordinate a possible introduction. A request does not start a mortgage application, assign a professional, or book an appointment.
Is VRES part of the Department of Veterans Affairs?
No. Veteran Real Estate Source is an independent educational and connection resource. It is not affiliated with or endorsed by VA. VA and lenders determine benefit eligibility and loan approval.
